Our team was appointed to deliver a complete refurbishment programme for leading regional estate agent Rook Matthews Sayer (RMS), enhancing two of their North East branches in Ryton and Forest Hall.

Working across both sites, we provided a full fit-out, building, and maintenance solution to modernise internal spaces, improve functionality, and reinforce the RMS brand across customer-facing environments.

The programme combined structural alterations, new installations, and detailed redecoration, creating refreshed, professional spaces designed to support both staff operations and client experience.

The brief

Rook Matthews Sayer required a trusted partner to carry out the full refurbishment of their Ryton and Forest Hall branches. The objective was to upgrade existing office environments, improve layout and usability, and introduce a consistent, modern finish that was aligned with the company’s branding.

At RMS Ryton, the brief focused on reconfiguring internal spaces and refreshing the overall appearance of both front-of-house and back-office areas. This included replacing ceilings, renewing kitchen and WC facilities, and improving lighting.

At RMS Forest Hall, the project involved a more extensive reconfiguration, including the formation of new internal spaces, installation of a new kitchen and WC, and bespoke joinery features to enhance both practicality and visual appeal.

Across both sites, works needed to be carefully coordinated to ensure efficiency, compliance, and a high standard of finish, while aligning with other trades involved in the programme.

The solution

Our Build & Maintain team delivered a coordinated fit-out programme across both locations, managing a wide range of building, installation, and redecoration works.

At RMS Ryton, our works included the full replacement of suspended ceilings across front and rear office spaces, installation of new kitchen units and plumbing, and the upgrade of WC facilities with a new vanity unit and IPS panel system.

We also carried out internal alterations, including blocking up openings, rehanging doors, and relocating radiators to improve layout and functionality.

Electrical works included the disconnection and reconnection of lighting and fire alarm systems, alongside upgrades to LED lighting and ventilation. All areas were completed with fresh redecoration in line with RMS branding.

At RMS Forest Hall, we delivered an even more extensive internal transformation. This included forming a new WC with associated drainage works, installing a Howdens kitchen, and creating new partitions with insulation and soundboarding.

Bespoke joinery features, such as an L-shaped trough detail with integrated LED lighting, were introduced to enhance the main office space. Additional works included the installation of a new fire-rated external door, creation of under-stairs storage, and full redecoration and signage installation to reinforce brand identity.

Throughout both projects, our team worked closely with supply chain partners and coordinated with other contractors to ensure a smooth, efficient delivery.
